Real Talk
This is the seventh East Coast Modular Apartments edition — joining Bakery, Bank, Intimate Apparel Boutique, Barber Shop, Pharmacy, and Mobile Phone Store. Every one in our structure database comes in at 2 SU Essential, 2 Living Units, 10.56 UP2. The Nail Salon is almost certainly more of the same, but Upland hasn't published the numbers yet. That's a $20 purchase where the confirmed specs won't land until after the sale closes.
The structure is locked behind the Deluxe Bundle with no individual price. This is now the standard release format for modulars — bundle it with random property packs so there's no standalone price to compare, no per-SU ratio to publish, and no way to buy the piece you actually want. Madrid's Sports Bar (April 3) and Buenos Aires' Rodizio (April 10) ran the same way.
Miami keeps expanding while earlier expansions haven't fully filled in. Every new neighborhood and every re-opened block adds property supply, and supply pressure is the thing that makes flipping harder over time. Buying into a fresh neighborhood on day one is a bet that Miami's demand will keep pace with the supply Upland is releasing — not just this weekend, but across however many City Evolutions Miami gets over the next year.
